About the Role:
Our client, a leading name in the construction industry, is seeking an experienced Pre-Construction Technical Manager to join their growing team. This is an exciting opportunity to contribute to the success of high-profile residential developments. The ideal candidate will be responsible for providing technical expertise during the pre-construction phase, ensuring that all project requirements are met before construction begins.
Key Responsibilities:
- Provide pre-construction technical input for new developments, reviewing tender documents, conceptual designs, and planning documents.
- Conduct site inspections to ensure the technical feasibility of new projects.
- Organise and manage all project documentation and drawings, ensuring accuracy and accessibility.
- Liaise with external consultants (architects, engineers, arboriculturists, and planning consultants) to ensure project success.
- Coordinate with local authorities to progress S104, S278, and S38 agreements to achieve technical approval.
- Manage road closures and chair meetings with local authorities to ensure a smooth start to works.
- Review house type drawings and third-party designs, ensuring compliance with standards and regulations.
- Manage Building Control conditions and ensure they are cleared promptly.
- Vet all designs for efficiency, buildability, and quality.
- Collaborate with internal teams and external consultants to ensure the timely delivery of documentation to the construction team.
- Provide advice to the construction team on technical issues and quality control throughout the build process.
Key Requirements:
- Extensive experience in a pre-construction technical role, ideally within residential or construction sectors.
- Strong technical background in reviewing designs, managing documentation, and liaising with external consultants and local authorities.
- Proven experience managing S104, S278, and S38 agreements.
- Excellent organisational skills with the ability to manage multiple projects and meet deadlines.
- Strong communication and interpersonal skills, with a collaborative approach to teamwork.
- In-depth knowledge of Building Control conditions and the technical aspects of construction.
